    Vishal (Ajay Devgan), who is a stockbroker is in search of a apartment. At last he likes a twelfth floor apartment and decides to finalize the deal, irrespective of the fact that the previous occupant of the apartment had fallen off from the balcony to death. Vishal moves in with his wife Swati (Urmila Matonkar), into the apartment with their furniture and other belongings. One day, the watchman of the building comes into the apartment of Swati without knocking door which makes Swati angry. Swati and Vishal complain to the chairman of the building but its of no avail. But through the chairman, Swati comes to know about the death of Manjeet (Baskha Madan), the previous occupant of the apartment. Vishal had kept this incident away from Swati. She gets angry with him but Vishal manages to calm her down. The incident gets into the mind of Swati and she starts experiencing different things. Firstly, she sees a ghost in the mirror, and later she finds all people in the theatre looking only at her. Then she watches the son of Manjeet too. Vishal gets upset seeing this condition of Swati and decides to talk with a doctor. One day, the watchman is found dead with his head being decapitated. Vishal doubts that the murder was done by Swati as he sees her walk in sleep. Vishal decides to consult a psychatrist to cure Swati. Will the psychiatrist be able to cure Swati? Why is Swati behaving like this? Is it same mental disorder? Or is it some supernatural power that has taken control of her? What had actually happened with Manjeet? All these questions get answered in the latter half of the story.
